You mean in terms of graphics or just the setting/story?
Because if we're talking graphics, then I'll go with either The Last of Us or Beyond: Two Souls.
But if we're just talking mood/setting realism, then I'll go with Heavy Rain. It's a bit scary how real that game feels, with the emotions, events and everything.

True. It's hard to imagine how difficult it would be to animate from scratch such cinematic-heavy games. Mocap saves weeks, even months of time, we're lucky to have that tech x3
